(hereinafter referred to as “LSA”)
1. These House Rules and Accommodation Terms govern the rights and obligations of the provider and the guest in connection with accommodation at LakeSide Apartments.
2. The provider is Kitesport, s.r.o., Company ID No.: 28379713, VAT ID No.: CZ28379713, S. K. Neumanna 986/15, Libeň, 182 00 Prague 8, operating premises: LakeSide Apartments, Černá v Pošumaví 209, Postal Code 382 23.
3. The guest undertakes to pay the provider the accommodation price communicated to the guest in advance, as well as the price of services associated with the accommodation according to the provider’s current price list.
4. An accommodation agreement is concluded between the provider and the guest. The accommodation agreement is concluded:
4.1. in the case of an online booking made through the provider’s website or through an online platform on which the accommodation is offered by the provider, at the moment the provider’s confirmation of the accommodation dates is delivered to the guest’s email address;
4.2. by the guest’s payment of the accommodation price or a part thereof (deposit).
5. These House Rules and Accommodation Terms for LakeSide Apartments apply to the entire premises of the Lakeside Apartments residential building (hereinafter referred to as “LSA”).
6. Only a guest who properly registers at the reception desk located in the entrance hall of the building, presents an identity document (identity card, passport or other state-issued document containing identification details), and pays the accommodation price may stay at LSA.
7. Unless otherwise agreed with the provider, the guest is required to pay the full accommodation price before the start of the stay, using one of the following payment methods:
7.1. in the case of an online reservation, simultaneously with making the reservation by payment card or, where applicable, by bank transfer;
7.2. by paying an invoice issued by the provider before the start of the stay;
7.3. by means of a voucher issued by the provider and presented by the guest no later than upon check-in at reception.
8. In special cases, the provider is entitled to change the guest’s accommodation, provided that the replacement accommodation does not substantially differ from the confirmed booking.
9. A booking confirmed by the provider may be cancelled or changed by the guest; in such case, the conditions set out in Article 10 of the LSA Terms and Conditions shall apply.
10. A booking confirmed by the provider may be cancelled or changed by the guest without a cancellation fee at least 14 days before the start of the stay. In the event of cancellation 13 days or less before the start of the stay, a cancellation fee of 100% of the deposit paid shall be charged.
11. ACCESS TO AND USE OF LSA IS PERMITTED ONLY TO ACCOMMODATED GUESTS and to persons who are not carriers of infectious agents or suffering from infectious or parasitic diseases and who have not been ordered to undergo increased medical supervision or quarantine.
12. Unless otherwise agreed, check-in to the accommodation units is from 3:00 p.m. The guest is required to vacate the accommodation unit on the day the stay ends by 10:00 a.m., return it to its original condition (including switching off the lights and closing the windows and doors), and return the key (or chip wristband, as applicable) to reception. If the guest fails to comply with this deadline, the provider is entitled to charge the accommodation price for an additional day.
13. Guests staying at LSA are required to maintain cleanliness and order, particularly in common areas. Municipal waste may only be disposed of in the designated containers at the designated collection points.
14. It is strictly prohibited to dispose of fish, dead animals or hot ashes in the waste containers. It is also prohibited to leave bulky or hazardous waste anywhere on the LSA premises or at designated waste collection points.
15. The guest shall be liable for damage caused to the provider’s property in accordance with generally applicable legal regulations.
16. Quiet hours must be observed from 10:00 p.m. to 7:00 a.m. During cultural events, quiet hours are from midnight to 7:00 a.m.
17. Accommodated guests and all persons present on the LSA premises are required to comply with the LakeSide Apartments fire alarm and fire safety regulations. Smoking and making fires are strictly prohibited in all accommodation units and indoor areas of the building. Emergency and fire exits must not be used unless a fire alarm has been declared or this is required by an emergency situation (a threat to health or life or a direct and imminent threat to LSA property). Ventilation, passage through, and any unauthorized manipulation of emergency exits are prohibited unless a fire alarm or state of emergency has been declared or an emergency situation requiring immediate action to prevent damage to health, life or property exists. In the event of unauthorized use of fire-fighting equipment or emergency exits, a penalty of CZK 50,000 shall be charged. If the resulting damage exceeds CZK 50,000, a penalty corresponding to the actual amount of the damage assessed shall be charged.
18. The use of grills, fireplaces or wood-, gas- or charcoal-fired appliances is strictly prohibited throughout the LSA premises and adjacent areas and land.
19. Parents or legal guardians are responsible for the safety of children throughout the LSA premises.
20. Artistic artefacts are located within the premises of Camping Jestřábí I, where the beach for LSA guests is also located. These artefacts are not classified as play equipment. Handling them or climbing or moving on them is prohibited and is solely at one’s own risk.
21. It is strictly prohibited to bring any glass onto the beach or to pollute the beach area or the water.
22. Access to the pier is permitted only when accompanied by staff or employees of Camping Jestřábí or LSA.
23. Free wireless internet access via the Wi-Fi free network is available at LSA and in the Camping Jestřábí I premises. Any interruption or unavailability of internet service within the campsite or LSA building does not give the guest any right to compensation.
24. Owners are responsible for boats and catamarans stored in the designated area of the campsite. The owner is responsible for any damage caused by improper storage or securing of the vessel.
25. Dogs and other animals may move around the entire LSA and campsite premises only on a leash and under the supervision of their owner. Walking dogs anywhere on the LSA or Camping Jestřábí I premises is strictly prohibited.
26. The provider shall not be liable for money, personal documents or other valuables that have not been entrusted to the provider for safekeeping.
27. Every guest must familiarize themselves with these House Rules and Accommodation Terms and is obliged to comply with them.
28. By paying for the accommodation, the guest declares that they have been informed of these House Rules and Accommodation Terms and that they have fully understood them.
29. These LSA House Rules and Accommodation Terms are binding on all accommodated guests and all persons present on the LSA premises. An accommodated guest or other person who violates these House Rules and Accommodation Terms may be expelled from LSA without compensation. In the event of damage to or destruction of the provider’s equipment, the accommodated guest or other person shall be charged the actual amount of the damage.
30. The provider is entitled to deny access to the building and common areas of LSA to persons who are evidently under the influence of alcohol or other addictive or intoxicating substances, persons who are excessively noisy or otherwise disturb order, peace or generally accepted standards of conduct, particularly between 10:00 p.m. and 7:00 a.m. The provider is likewise entitled to expel such persons from the accommodation. In such a case, the accommodated guest shall be required to pay 100% of the accommodation price.
31. It is prohibited to damage, alter without authorization or otherwise interfere with vegetation throughout the LSA and Camping Jestřábí I premises. It is strictly prohibited to open windows in the common areas of the building without authorization. If ventilation is necessary, windows may only be opened to the “tilt” position and not fully opened.
32. In the event of early termination of the stay by the guest, the provider will not refund any fees, even in the event of serious reasons such as illness, natural disasters, etc. We recommend taking out individual travel insurance.
33. All persons present on the premises of Camping Jestřábí I, where the beach and pier for LSA guests are located, are required to respect and follow the instructions of LSA and Camping Jestřábí I employees and to comply with the House Rules and Accommodation Terms of Camping Jestřábí I, the full version of which is available online at www.kemplipno.cz.
34. The conditions governing the movement and stay of persons in the Lakeside Wellness area are set out in the Lakeside Wellness House Rules, which are available at the wellness premises and at the LSA reception.
35. The provider is the controller of the guest’s personal data within the meaning of Article 4(7) of Regulation (EU) 2016/679 of the European Parliament and of the Council of 27 April 2016 on the protection of natural persons with regard to the processing of personal data and on the free movement of such data and repealing Directive 95/46/EC (hereinafter referred to as the “Regulation”) and undertakes to process the guest’s personal data in accordance with the Regulation. In accordance with Article 13 of the Regulation, the provider informs the guest about the processing of personal data prior to the accommodation reservation (prior to conclusion of the accommodation agreement). Where consent is required for processing under the Regulation, the provider shall process the guest’s personal data only on the basis of such consent.
